Buy the House First, or the Insurance?

The question Chinese-American clients ask most: with $300,000 in hand, put it down on another house, or into life insurance? This session runs the numbers on a $1 million home line by line, from buying to renting to selling, then explains why assets belong in different pockets. The answer isn't "insurance beats property". It's the order you do things in.

House First, or Insurance First?

The same $300,000, in two different pockets

Presented by Team Rise

Hello everyone, we're Team Rise. Today's session covers the question we hear most often at Chinese-American clients' kitchen tables: with a sum in hand, say $300,000, should it go down on another house, or into life insurance?

Let me state our position first: we're strongly in favor of owning a home in America. Almost everyone here started out renting, and when you can afford a home of your own, that's a good thing. We will never talk anyone out of buying the home they live in. Today is about something else: once you already own your home, maybe a rental too, should the next $300,000 go into the same pocket?

We'll work through a lot of numbers today. All of them are illustrations built on one set of assumptions about price, rate, rent and the policy illustration; every family's situation differs. What we want you to take away is the method, not any single figure.

Pacing

Lead with "we're in favor of buying a home." Once clients hear you're not here to argue against property, they'll listen to the numbers that follow.

Four Questions for Today

What are you really buying with life insurance? Separate the core function from the extras
What does a $1M home cost over 30 years? Down payment, mortgage, interest, line by line
Can rent carry it? When does it break even? Monthly cash flow and net proceeds on sale
Where should the next $300,000 go? Different pockets, and in what order

We'll answer four questions today, and only four.

One: what are you really buying with life insurance? Many people say it's for the return, or to save. Both are there, but neither is the core function. Separate the core from the extras first, or every comparison after that compares the wrong things.

Two: a $1 million home, $300,000 down and a $700,000 loan; what does it cost in total over 30 years. Three: if it's rented out, does the rent cover the payment, and if it doesn't, how many years must you hold before selling breaks even.

Four: if you already own your home, where should the next $300,000 go. Our answer comes down to two things: different pockets, and the order of operations.

Know the Core Function First, Then the Extras

Why buy a Tesla?

(FSD)Core: Full Self-Driving

Electricity costs less than gas
Quick acceleration, fun to drive
Zero emissions
Big screen, OTA updates, app control

Why buy life insurance?

Core: the death benefit, i.e. leverage

Living benefits: part of the face early if seriously ill
Long-term cash value (illustrated, not guaranteed)
Tax: deferred growth; death benefit generally income-tax-free
Forced savings: a premium schedule builds discipline

Protection first, accumulation second

Let's start with something familiar: why do people buy a Tesla?

Cheaper energy, quick acceleration, zero emissions, the big screen and over-the-air updates: all true, all pluses. But many owners will tell you what actually made them decide was self-driving. Other cars have lane-keeping and driver assistance, but it isn't comparable to full self-driving. That's the core function: the one thing it has that others don't.

Life insurance is the same. Many people say they buy it for the cash value, or the return. Those exist, but the one thing life insurance has that no other financial product has is the death benefit: a relatively small premium buys a much larger amount of protection. In Chinese we say "以小博大"; in English, leverage.

The four on the right, living benefits, cash value, tax treatment and forced savings, all matter, but they're extras. Cash value growth depends on the illustrated rate and isn't guaranteed. So the takeaway here is protection first, accumulation second. When we compare houses and insurance later, we're comparing protection, not pitting the policy's return against the house's appreciation.

Compliance note

Don't say "it averages 6% to 7%." Cash value growth can only be described as "at the illustrated rate" and "not guaranteed"; the index credit floors at 0%, and charges still come out.

Insurance Leverage Starts on Day One

Female, 40, illustration
From the day it's in force
Premium to benefit

No stock or house turns into 100× the next day

An extreme case to explain the idea: if the insured dies after the policy is in force, the beneficiary receives the face amount, not the premiums paid. Leverage falls as issue age rises

What does leverage actually mean? Let's explain with an extreme case.

A 40-year-old woman, $20,000 a year on the illustration, a $2 million face amount. The policy is approved and in force; suppose the next day she has an accident and dies. What does her family receive? Not the $20,000 she paid, but the $2 million face. $20,000 became $2 million: a hundred times.

Let me ask: buy a stock today and it's worth a hundred times more tomorrow? No. Buy a house today and it's a hundred times more tomorrow? No. Only life insurance does that. That's what we mean by "the death benefit comes first."

Read the small print aloud. First, this is an extreme case used to explain an idea; none of us wants it to happen. Second, leverage depends on age: the same $20,000 a year buys about $2 million at 40 but only about $900,000 at 55, as slide 17 will show.

Presenter note

The face amount depends on underwriting approval, and the first two years are the contestability period; full disclosure is a precondition. Don't turn "100× the next day" into a selling line; it's an example to make leverage concrete.

A House Borrows Its Leverage; a Policy Buys It

House: $300K controls $1M

The other $700K is borrowed, a 30-year debt
7.5% rate; early payments are mostly interest
A 10% price drop wipes out a third of the down payment
If you die, the debt doesn't

Insurance: premium buys the benefit

No loan, no monthly mortgage
The benefit pays on the day it's needed most
The younger and healthier, the higher the leverage
The cost: premiums on schedule; early surrender loses money

Leverage cuts both ways: borrowed leverage magnifies the fall too

Clients often say: a house has leverage too. $300,000 down buys a $1 million home, more than three times. True, but the two kinds of leverage are completely different in nature.

A house's leverage is borrowed. That $700,000 is the bank's money; you carry a 30-year debt at 7.5%. When prices rise, leverage magnifies the gain; when they fall, it magnifies the loss just as much. A 10% drop is $100,000, a third of your $300,000 down payment gone. And the point people miss most: if you die, the debt doesn't. Someone still has to make the payments.

Insurance leverage is bought. You owe no one, there's no mortgage payment, and the premium buys a defined benefit that pays on the day the family needs money most. Be clear about its cost too: premiums have to be paid on schedule, cash value is low in the early years, and surrendering early means surrender charges and a loss.

So this slide isn't saying one kind of leverage is good and the other bad. Both can coexist, and the more leverage you carry on property, the more you need insurance leverage underneath it. That's the thread of the second half of today.

A two-story Southern California suburban home at dusk

A quick quiz first. In America you buy a $1 million home: $300,000 down, a $700,000 loan, 30-year fixed at 7.5%. After 30 years, how much have you paid for this house in total?

Line by line. A $700,000 loan at 7.5% over 30 years has a monthly principal-and-interest payment of $4,895. $4,895 times 360 months, minus the $700,000 principal, is $1,062,021 of total interest. Add back the $300,000 down payment and the $700,000 principal, and the total outlay is $2,062,021.

In other words, you moved into a $1 million dream home and paid a little over $2 million for it across 30 years, $1.06 million more than paying cash. America's mortgage system is generous: $300,000 down and under $5,000 a month puts you in a million-dollar home. What most people never calculate is that over 30 years the house costs about twice its sticker price.

The First Five Years Go Mostly to Interest

第 1 年Year 1第 5 年(累计)Year 5 (cumulative)
Total P&I paid$58,734$293,670
Of which interest$52,281$255,992
Loan balance left$693,547$662,322

89% of year one's payments are interest; after five years and nearly $300K paid, the balance is down only $38K

How much of each payment is principal and how much is interest? This slide breaks out year one and the first five years.

In year one you pay $58,734, of which $52,281, 89%, is interest. After a full year the balance has gone from $700,000 to $693,547, down just over $6,000.

By year five you've paid $293,670 in total, close to $300,000, and $255,992 of it was interest. The balance is still $662,322: five years paid down only $38,000 of principal.

Plenty of people pay their mortgage for a year or two, open the statement and wonder why the balance has barely moved. This is why: on an amortizing loan, the early payments are mostly interest, car loans included. It matters for what comes later about selling in the early years: sell early and you've repaid little principal, so your equity depends mostly on the price having risen.

4,000 a Month in Rent: Does It Pay for Itself?

Chinese-American buyers love the idea of letting the rent carry the mortgage: the tenant's rent covers the payment and every other cost. Let's see whether that works in Los Angeles.

The monthly cost first. Mortgage principal and interest, $4,895. Property tax, $1,000 a month or $12,000 a year, about 1.2% of the price, which is roughly where California lands with local assessments. Insurance, $200. A maintenance reserve of $350, for the plumbing, roof, appliances and yard that will need money sooner or later. Total: $6,445 a month.

The rent? In Los Angeles, $4,000 a month on a $1 million house is already on the high side; in many areas you'd need a $1.5 million house to get that. $6,445 minus $4,000 leaves a shortfall of $2,445 a month, nearly $30,000 a year.

The conclusion: on these assumptions the property can't carry itself on rent. And that's the ideal case, with no HOA, no vacancy and no manager. The next slide adds them back.

Presenter note

Regions differ widely. In central cities like Dallas or Houston the same money buys much higher rental yields and cash flow may be positive, though property tax rates are higher too (around 2% is common in Texas). Say "in Los Angeles," not "every American rental loses money."

Now Add What Wasn't Counted

1

空置Vacancy

333One empty month a year ≈ $333 a month

2

Property management

320–400Typically 8–10% of rent ≈ $320–400 a month

3

HOA 与大修HOA and big repairs

HOA dues run hundreds a month; a roof or HVAC is five figures

4

Closing costs on purchase

2–3%Lender fees, escrow, title: often 2–3%

3,100With vacancy and management, the shortfall is about $3,100 a month

On the other side, rent increases shrink the gap over time. That favors the house; say so

The last slide was the ideal case. A real rental has four more costs that often get left out.

One, vacancy. Anyone who's rented in America knows a tenant can leave and the next one take three months to find, especially at higher price points. Even one empty month a year averages out to $333 less a month.

Two, management. If you don't want to manage it, or don't live nearby, a property manager typically takes 8% to 10% of rent, $320 to $400 a month on $4,000. Managing it yourself isn't free either; it costs your time.

Three, HOA and big repairs. Communities with an HOA charge hundreds a month, and a roof, HVAC system or water heater costs five figures at a time. Four, closing costs on the purchase: lender fees, escrow and title often run 2% to 3% of the price, spent on day one.

Add only vacancy and management, and the shortfall goes from $2,445 to roughly $3,100 a month.

Be fair, too: rents usually rise each year, and as they do the shortfall narrows. That works in the house's favor. The goal isn't to make property look worthless; it's to show the client the whole ledger.

7.5%A 2.9% Rental Yield Against a 7.5% Mortgage

2.9%($48,000 rent − $18,600 tax, insurance, upkeep) ÷ $1M = 2.9%

California: you earn appreciation

When the cap rate is below the loan rate, more borrowing means a bigger monthly loss. The return waits for the sale

The middle of the country: you earn cash flow

Lower prices and higher rent ratios can mean positive cash flow, but usually slower appreciation and higher property tax

Ask first: which kind of money does this house make?

This slide covers the single most important rental metric that most people never calculate: the capitalization rate, or cap rate.

The formula is simple: a year's rent minus holding costs such as property tax, insurance and upkeep, but not the mortgage, gives net operating income; divide by the price. $4,000 × 12 = $48,000. Property tax $12,000, insurance $2,400 and upkeep $4,200 total $18,600. $48,000 minus $18,600 is $29,400, divided by $1 million: 2.9%. Before vacancy and management.

Bought for cash, this house earns 2.9% a year. But the $700,000 you borrowed costs 7.5%. The asset yields 2.9% while the borrowed money costs 7.5%; that's negative leverage. The more you borrow, the more the monthly cash flow loses. That's the root cause of the shortfall on the last slide.

So why do so many people buy rentals in California? Because in California you're not earning cash flow; you're earning appreciation, and that return only arrives the day you sell. For cash flow you go to central cities like Dallas, with lower prices and higher rent ratios, but usually slower appreciation and higher property tax.

So the first question for a client who wants another rental is: which kind of money does this house make? If it's appreciation, the next slide's question follows: how long must you hold it to break even?

When Does Selling Start to Make Money?

3.5%3.5% annual appreciation
6%6% selling cost
2,445 monthly shortfall; flat rent, no vacancy

The house loses cash every month, but it's appreciating, and every payment repays a little principal. So the client will ask: can you work out the tipping point? How many years before I can sell without losing money? Good question.

The assumptions: 3.5% average annual appreciation, which isn't low; a 6% cost to sell; a $2,445 monthly shortfall; and everything ideal, with flat rent and a tenant who never leaves. Net proceeds on sale = the sale price less 6%, minus the remaining loan, minus the original down payment, minus every month of shortfall paid along the way.

On these assumptions the break-even is at about 4.6 years. Sell in year five and you're ahead $7,403. Sell in year ten and the net is $124,998, about $125,000. Hold all 30 years, with the loan paid off, and the paper gain is about $1.458 million.

Two things to notice. First, the first decade is slow: $125,000 in ten years, and that assumes a tenant who stays ten years and no tax at all. Second, the 30-year figure is real; held long enough, property can make money and we don't deny it. But it requires 30 straight years of monthly top-ups, $880,200 in total, with your cash locked in the house the whole time. The next slide covers what this curve leaves out.

Presenter note

We recomputed this curve from the slide's assumptions; 4.6 years, $7,403, $124,998 and $1,458,186 all check out. If a client asks "what about 5% appreciation?", say higher appreciation breaks even sooner, which is exactly why California property is an appreciation play.

Four Things the Curve Leaves Out

1

Tax on the sale

25%)Rental: capital gains tax plus depreciation recapture (up to 25%)

2

A primary home is different

住满 2 年,可免税 $25 万;夫妻 $50 万(§121)After 2 years' use, $250K / $500K joint excluded (§121)

3

880K topped up over 30 years

That money could have grown elsewhere: opportunity cost

4

流动性Liquidity

Selling takes months and 6%; a HELOC depends on the bank and rates

Property can make money, but it needs time, cash, and you

The curve on the last slide is the ideal case. Four things aren't in it.

One, tax. When a rental sells, the gain is subject to capital gains tax, and the depreciation you deducted in the rental years is "recaptured" on sale, taxed at up to 25%. A $125,000 gain over ten years shrinks noticeably after tax.

Two, a primary home is different. If you've owned it and lived in it for two of the last five years, up to $250,000 of gain is tax-free for a single filer and $500,000 for a married couple, under Section 121. That's part of why we say a home of your own is well worth buying; for tax purposes it's a different animal from a rental. (1031 exchanges and the step-up at death are covered in the cross-border tax session.)

Three, the $880,200 of top-ups over 30 years. Put elsewhere, that money would also have grown; that's opportunity cost, and the curve treats it as zero.

Four, liquidity. When the family needs money urgently, you can't sell one room. A sale takes months and 6%. A HELOC is an option, but the limit, the rate and whether it's approved are up to the bank, and banks tighten when the economy turns. So: property can make money, but it needs time, it needs cash, and it needs you to be around. That last part is the next section.

The houses stay, and so does the debt. If the breadwinner is gone, who inherits it?

Many Chinese-American families follow this path: buy a home, then a rental when they can, then a second rental. Three houses, each $1 million with $300,000 down and a $700,000 loan. Many people think: three houses in Los Angeles, $3 million of assets, wonderful.

What they miss: three houses aren't $3 million of assets. Your equity is the $900,000 of down payments plus whatever principal you've repaid and whatever the houses have appreciated. And at the same time you're carrying $2.1 million of debt.

Suppose the husband earns the income and the wife is home with young children. If something happens to him, what does she inherit? Three houses and $2.1 million of mortgages. The tenants pay rent for now, but as we just saw, rent doesn't cover the costs; and if a tenant leaves, who makes three mortgage payments? She may be forced to sell at the worst possible time, at a discount.

So the question on this slide: the houses stay, and so does the debt. If the breadwinner is gone, who inherits it?

Roots Before Leaves: Income Holds Everything Up

Assets are the leaves: house, car, investments
Income is the root: mortgage, car, education, living all depend on it
Cut the root and the leaves don't last
Life insurance protects income, and the assets too先给家里最会赚钱的那个人买Insure the family's biggest earner first
A family of four at the kitchen table in the evening, parents reviewing bills while the children draw

Picture a tree. The leaves are assets: the house, the car, the investment account. The root is income. Roots come before leaves, and income comes before assets. Cash flow is what matters most.

Now a family: the breadwinner's income lifts up the house, the car, the outings, the children's education all at once. A lovely picture. But if one day the person holding it all up has an accident, doesn't all of it come down overnight?

If there's a life insurance policy at that moment, the death benefit steps in, replaces the income and keeps the house, the car and the education held up. That's why we say life insurance doesn't just protect income; it protects the assets too, so they don't have to be sold at the worst moment.

Which is why the order is: insure the family's biggest earner first. In practice the person who most needs coverage is often the least willing; in many families the wife asks first and the husband says "I'm perfectly healthy." This slide is how you open that conversation.

Coverage Should at Least Match the Debt

D

Debt

Car loans, cards, business loans

I

Income

Annual income × years the family needs it

M

Mortgage 房贷Mortgage

Remaining balance on every property

E

Education 教育Education

Children's costs through college

The three-house example: M alone calls for $2.1M

So how much coverage? The simplest rule: coverage should at least match the debt. Three houses, $2.1 million of mortgages: a $2.1 million policy on the breadwinner. If he's gone, the death benefit pays off all three loans, and his wife holds three houses free and clear, with rent turning from a shortfall into positive cash flow.

A fuller method uses an acronym common in America: DIME. D is debt other than mortgages: car loans, credit cards, business loans. I is income replacement: annual income times the number of years the family needs it, often around ten while the children are young. M is the mortgage balance on every property. E is education, the cost of getting the children through college.

Add the four for the family's coverage need; subtract existing policies and assets that could be used, and you have the gap. In the three-house example, M alone is $2.1 million.

Presenter note

The face amount still has to pass financial underwriting: insurers cap it by age and income (commonly a multiple of income). DIME gives the need, not a guaranteed approval.

More concentration: most net worth is already real estate

Into life insurance

Immediate protection: covers the family from day one
Living benefits: part of the face early in serious illness
Tax advantages: tax-deferred growth, access by policy loan

Tax on policy loans and withdrawals depends on policy design and tax law; death benefits are generally income-tax-free

Back to today's question. The client already owns a home and has another $300,000. Two options, side by side.

On the left, another rental. One, more management: tenants, repairs, upkeep, tax and vacancy all need ongoing attention. Two, less liquidity: the money is locked in the property, and selling takes time and costs money. Three, more concentration: if most of your net worth is already real estate, another house puts more eggs in the same basket and raises single-asset risk.

On the right, life insurance. One, immediate protection and leverage: each dollar creates several dollars of death benefit from day one. Two, living benefits: when you qualify, a critical, chronic or terminal illness lets you draw part of the face early, protecting both the assets and the way you live. Three, tax-advantaged accumulation and access: cash value grows tax-deferred, can be used through policy loans or partial withdrawals, and the death benefit is generally income-tax-free.

Always read the small print: how loans and withdrawals are taxed depends on the policy design, whether it becomes a MEC, and whether it stays in force. Loans accrue interest and reduce the death benefit.

280K stays in cash after year one
At 40–45 the face covers the $1.4M of loans on a home plus one rental
Fifteen years later, the same money buys less than half

Illustration values, not guaranteed; the actual face depends on underwriting class and the formal illustration

So how do we educate clients? The first house, the one you live in: good, buy it. The second, a rental: fine too. But once you already hold two of the same asset, we suggest the next $300,000 doesn't go into another physical property. Build a "financial property" instead.

The biggest difference from a house: the $300,000 doesn't go in all at once. A house needs the whole $300,000 down on day one. Here it's $20,000 a year for 15 years, the same $300,000 in total. After year one you still have $280,000 in cash, for an emergency fund or other allocations.

How much face does $20,000 a year buy? It depends on age. A 40-year-old woman, about $2 million; at 45, $1.7 million; at 50, $1.25 million; at 55, $900,000. A home plus one rental carry $1.4 million of loans. Bought at 40 or 45, the face covers it fully; at 50, roughly; at 55, it falls short.

The column itself is a conclusion: the same money buys more leverage the earlier you start. Which leads to the next slide and why we call insurance a time-sensitive product.

Not one replacing the other: different pockets

Lay the two options side by side across six dimensions and the client has the whole picture.

How the money goes in: the house takes the whole down payment at once, then monthly top-ups; insurance goes in yearly, and if circumstances change the premium can be adjusted, though paying less affects how the policy performs. Leverage: the house relies on a bank loan that must be repaid; insurance relies on the death benefit and owes no one. Management: the house means tenants, repairs and vacancy; the policy means reviewing one statement a year.

Urgent cash: the house has to be sold, or tapped with a HELOC, depending on the market and the bank; the policy allows a policy loan, but cash value is low in the early years and there isn't much to borrow. Say so plainly. Serious illness: the mortgage doesn't shrink by a cent; the policy, if you qualify, lets you draw part of the face early. For the family: the house leaves a house plus its loan; the policy leaves a death benefit that's generally income-tax-free.

The last line is the point: insurance isn't replacing the house. It's different pockets. Property, stocks, retirement accounts and insurance each do their own job.

Insurance Is Time-Sensitive; Property and Stocks Are Cyclical

Cyclical: real estate, stocks

Prices rise and fall; buy low, sell high
Waiting may get you a better price
Nobody can call the bottom reliably

Time-sensitive: life insurance

Price follows age: today is always cheapest
Health changes: one abnormal result can mean a rating or a decline
Waiting never brings the price down

A house can wait for the next cycle; insurance can only wait for your next birthday

This slide is an important distinction. Stocks and real estate are cyclical: prices rise and fall, the idea is to buy low and sell high, and waiting might get you a better price. Though nobody can reliably call the bottom.

Life insurance is time-sensitive: the premium is tied to age, so today is always the cheapest day. It's tied to health too: healthy today, you qualify for a good rating; one more abnormal number at next year's physical and you may be rated up or declined. Waiting never brings the price down.

So when a client says "let me buy this house first, then we'll talk," you can answer: a house can wait for the next cycle; insurance can only wait for your next birthday. In sequence, protection is the thing you can do first, and the earlier the cheaper.

Not the mortgage, car loan, property tax or living costs

So far we've talked about dying. In reality, serious illness is far more likely than death. This slide is about what a house and a policy can each do when you're ill.

People say: I have health insurance; my employer plan covers the whole family. Health insurance matters, but it pays for hospital stays, surgery and medication. What about the mortgage? The car loan? The HOA and property tax? Too ill to work, the income stops, but the payments don't.

The house won't pay its mortgage for you then; you have to find a way to pay it. A life policy's living benefits, when you qualify, let you draw part of the face early, to use however you need. One case shared in our training: a woman of 50 with stage 4 lung cancer and a $1 million face received $820,000 early. The more serious the illness and the shorter the life expectancy, the smaller the discount and the larger the payment.

The five living-benefit categories, the discount calculation and more real claims are covered in full on the Living Benefits page.

Compliance note

Acceleration is a discounted advance of the death benefit, not extra money; the amount depends on the diagnosis, life expectancy, cash value and the rate at the time. One case doesn't predict another client's share, and terms vary by carrier and product.

Not Either-Or: An Order of Operations

1

应急金Emergency fund

3–6 months of expenses, instantly accessible

2

Protect the breadwinner

Match debt and income; on a tight budget, start with term

3

自住房The family home

A home of your own; raise coverage as you take on the loan

4

Diversify

Rentals, retirement accounts, permanent cover: not one basket

The bigger the mortgage, the more the coverage must keep up

At this point our answer to the client isn't "skip the house, buy insurance." It's an order of operations.

Step one, an emergency fund: three to six months of expenses, somewhere you can reach it any time. Without one, any long-term plan, a policy included, is easy to abandon halfway.

Step two, protect the breadwinner. Size the coverage with DIME, matching debt and income. A young family on a tight budget can start with term, much like renting when you first arrive: low premium, high coverage. Convert or add permanent coverage later, when you can.

Step three, the family home. A home of your own in America. The key line: when you take on the mortgage, raise the coverage, because you've just added $700,000 of debt to the household.

Step four, diversify. After that, spread new money across rentals, retirement accounts and permanent coverage to suit the family, not all in one basket. Many Silicon Valley engineers are the opposite extreme: millions in a brokerage account and a single house. That's concentration too. Different pockets applies to everyone.

Four Questions Clients Ask

Q1

Houses go up; insurance doesn't."

They do different jobs. The house earns appreciation; the policy protects the house and the income

Q2

I have group life at work."

Often 1–2× salary, and gone when you change jobs

Q3

After I buy the house."

Debt peaks the day you buy; age and health won't wait

Q4

Won't the rent cover it?"

Run the cap rate and monthly cash flow, then the break-even

Finally, the four most common questions and how we answer them.

One: "Houses go up; insurance doesn't." Don't argue about which returns more. They do different jobs: the house earns appreciation; the policy protects the house and the income through death or serious illness. A family needs both.

Two: "I have group life at work." Good; check the amount first. Many employers provide one to two times salary, some a flat $50,000 or $100,000. And it goes with the job: change jobs or get laid off and it's gone, by which time you're older, your health may have changed, and coverage costs more.

Three: "After I buy the house." The day you buy is the day your household debt is highest and protection is needed most. And insurance is time-sensitive; neither age nor health waits.

Four: "Won't the rent cover it?" Use today's method and work it through with them: cap rate against the mortgage rate, then monthly cash flow, then years to break even. We don't make the decision for the client; once the arithmetic is clear, they reach it themselves.

First, about the numbers

The prices, rates, rents and costs here are illustrations: a $1 million home, $300,000 down, 7.5% fixed for 30 years, $4,000 rent, 3.5% annual appreciation, a 6% cost to sell. We recomputed the mortgage figures from these assumptions and they match the slides. Policy face amounts come from illustrations and are not guaranteed; the actual face depends on underwriting class and the formal illustration.

1. What you're buying with life insurance

Tesla buyers like plenty of extras: cheaper energy, acceleration, zero emissions, the screen and OTA updates. What makes many decide is self-driving, the core function. Life insurance is the same: living benefits, cash value, tax treatment and forced savings are extras. What no other financial product has is the death benefit, its leverage: a relatively small premium buying much larger protection.

An extreme example to explain leverage: a 40-year-old woman pays $20,000 a year for a $2 million face. If she dies after the policy is in force, her family receives $2 million, not $20,000: a hundredfold. No stock or house does that. Leverage declines with age: the same $20,000 a year buys only about $900,000 at 55.

A house has leverage too, but of a different kind. Its leverage is borrowed: $300,000 down controls $1 million, and the other $700,000 is a 30-year debt at 7.5%. A 10% price drop takes a third of the down payment, and the debt outlives you. Insurance leverage is bought: you owe no one, at the cost of paying on schedule and losing money if you surrender early. The more leverage on property, the more insurance leverage needs to sit underneath it.

2. Thirty years of a $1 million home

Amount
Price / down / loan$1,000,000 / $300,000 / $700,000
Monthly P&I (7.5%, 30 years)$4,895
Total interest$1,062,021
Total outlay incl. down payment$2,062,021
Year 1: paid / interest / balance$58,734 / $52,281 (89%) / $693,547
Years 1–5: paid / interest / balance$293,670 / $255,992 / $662,322

A $1 million home costs a little over $2 million across 30 years. Early payments are mostly interest: five years and nearly $300,000 in, the balance is down only $38,000. Sell in the early years and your equity depends mainly on appreciation.

3. Can the rent carry it?

Monthly holding cost: $4,895 mortgage + $1,000 property tax + $200 insurance + $350 maintenance = $6,445. In Los Angeles, $4,000 rent on a $1 million house is already high, leaving a $2,445 monthly shortfall, nearly $30,000 a year. That's before vacancy (one month a year ≈ $333 a month), management (8–10% of rent), HOA, big repairs and 2–3% closing costs on purchase. Vacancy and management alone take the shortfall to about $3,100. To be fair, annual rent increases narrow the gap over time.

The root cause is negative leverage. Cap rate = ($48,000 rent − $18,600 tax, insurance and upkeep) ÷ $1 million ≈ 2.9%, while the borrowed money costs 7.5%. When the asset yields less than the debt costs, more borrowing means bigger monthly losses. So a California rental earns appreciation; for cash flow you go to central cities like Dallas, with lower prices and higher rent ratios but usually slower appreciation and higher property tax.

4. How long before a sale breaks even

Net proceeds = sale price × (1 − 6%) − remaining loan − down payment − cumulative shortfall. At 3.5% appreciation, flat rent and no vacancy:

Net on sale
Break-even
5 年5 years+$7,403
10 年10 years+$124,998
30 years (loan repaid)+$1,458,186

Holding long enough can make money, but the curve omits four things: tax (capital gains on a rental sale, plus recapture of depreciation taken during the rental years at up to 25%; a primary home lived in two years excludes $250,000, or $500,000 joint, under Section 121); the opportunity cost of $880,200 of top-ups over 30 years; liquidity (months and 6% to sell, a HELOC at the bank's discretion); and how slowly the first decade pays.

5. Different pockets

Three $1 million houses aren't $3 million of assets; they're $900,000 of down payments and $2.1 million of loans. Income is the root and assets are the leaves. If the breadwinner dies, rent doesn't cover the costs, and when a tenant leaves three mortgage payments fall on the family, who may have to sell at the worst time. Life insurance protects the income, and the assets too.

Coverage should at least match the debt. The fuller estimate is DIME: other Debt + Income × years needed + every Mortgage + Education, less existing coverage and usable assets. In the three-house example, M alone is $2.1 million. The face amount still has to pass financial underwriting.

With a home already owned, the next $300,000 can go into another rental, with more management, less liquidity and more concentration, or into life insurance, with immediate protection and leverage, living benefits and tax-advantaged accumulation and access. And it needn't go in at once: $20,000 a year for 15 years leaves $280,000 in cash after year one.

6. Six dimensions

Life insurance
投入方式How it goes in首付一次付清,之后每月倒贴Full down payment, then monthly top-ups按年分期,可调整Yearly, adjustable
Death benefit, no debt
Annual statement review
急用钱Urgent cash卖房或 HELOCSale or HELOC保单贷款(早期现金值低)Policy loan (low cash value early)
生病时If seriously ill月供照付Payments still due可提前动用部分保额Part of the face available early
留给家人For the family房子 + 剩余贷款House + its loan保额,一般免所得税Death benefit, generally income-tax-free

Stocks and property are cyclical and can wait for the next cycle; life insurance is time-sensitive, priced on age and health, so today is always cheapest. Illness is also far more likely than death: health insurance pays the medical bills, not the mortgage, car loan, property tax or living costs, while living benefits can advance part of the face when you qualify (see Living Benefits).

7. The right order

  1. Emergency fund: 3–6 months of expenses.
  2. Protect the breadwinner: match debt and income with DIME; on a tight budget start with term, as you might rent on arrival.
  3. The family home: raise coverage when you take on the mortgage.
  4. Diversify: rentals, retirement accounts, permanent coverage; not one basket.

The three kinds of life insurance compare to housing too: term is renting, cheap with a high benefit, gone at expiry; whole life is the finished home, many guarantees but expensive and hard to adjust; IUL is the custom home, with riders and design added as needed. See Whole Life vs IUL.
